The seasons

Demand follows the light. From October to March guests arrive from all over the world for the northern lights, peaking in January and February with a separate peak over Christmas and New Year. May to July is the midnight-sun season, steady but at a lower price level. April, August and September are the weakest months. The consequence: a single fixed price is always wrong — a well-run property is priced week by week.

What guests pay extra for

• A view and little light pollution. Northern lights from the living room is the most sought-after selling point in Tromsø.
• Walking distance to the centre. Many guests have no car and book tours that leave from the centre.
• Parking. For guests with a hire car, free parking is often decisive.
• Warmth and somewhere to dry clothes. Guests from warmer countries underestimate the cold. A drying rack and good instructions earn better reviews.
• Fast replies. Guests who get an answer within minutes book more often and complain less.

Rules you need to know

• Condominium (eierseksjonssameie): up to 90 nights of short-term letting a year; the bylaws can set the limit anywhere between 60 and 120 nights.
• Housing cooperative (borettslag): 30 nights a year, and you must live in the unit yourself.
• Detached houses and cabins: no limit on nights.
